At the upcoming Annual Meeting, which is March 11, 2025 at 6:30 pm, the following changes will be put forth for a vote. The first amendment will allow homeowners to have sheds on their property. The second amendment will allow homeowners to store their refuse containers outside. Both amendments will require approval of 75% of homeowners and 50% of mortgage holders. If you are unable to attend the meeting, there is an option to vote on the proxy form, which is included in the Annual Meeting notice.
Amendment #1
Section 6.9(aa) Accessory Structures/Sheds
Homeowners may construct and maintain one exterior storage shed per property, provided the following guidelines are strictly adhered to: It can be pre-manufactured, or site built. The maximum size of the shed shall not exceed 144 square feet. The shed must have a rectangular shape with a minimum aspect ratio of 0.8 (length divided by width). The maximum height of the shed, measured from the ground to the highest point, shall not exceed 12.5 feet. The shed must be constructed on a concrete slab foundation. The shed must use framed construction with wood or siding materials. The roof must be finished with shingles. Plastic or metal sheds will not be allowed. The color of the shed, including walls, doors, and trim, must match the color of the house on the same property. The roofing and siding materials to be similar or compatible with those on principle structure. In addition to an entry door a minimum of two windows must be added. The windows can be faux but must match principal structure. No accessory structure or accessory structure overhang shall be located closer than 3 feet to any lot line. No structure shall be closer than 10 feet to the principal structure.

Section 5.4 Waste
Accumulations of waste, litter, excess or unused building materials or trash other than in appropriate receptacles areprohibited, and garbage containers shall be situated only in locations designated by the Association. No incineration of waste is permitted on the Property. Lots shall be kept free of debris during construction of improvements thereon by maintenance of a dumpster on-site. The refuse and garbage receptacles for each occupied home may be stored on the side or rear yard. If stored on the side, a privacy screen must be constructed to conceal the view from the road. The screen shall have not less than 50% opacity. A full enclosure is allowed.
